Manufactured vs. Modular

Did you know that there is a difference between a Manufactured vs. Modular home?  Manufactured Homes are built off site and arrive on the land on a trailer with wheels underneath them. These homes require special financing, and the appraisal will typically come in lower than a stick-built home.

Modular Homes are built partially off site but constructed on site. They are built to the uniform building code therefore they are financed like a typical stick build and the appraisal will use comparable of stick-built homes.

IF YOU OR YOUR AGENT DON’T KNOW THE DIFFERENCE THIS COULD IMPACT THE DEAL.  If the appraiser doesn’t understand the difference between the two you may be delayed in closing the deal or need a second appraisal for financing.

Early years they look identical and even can fool an appraiser. How do you tell if it is Manufactured or Modular?

In the utility room or bathroom cabinet there should be a certificate pasted on the inside of the door. Look on that certificate to see if it has a HUD number or UBC code.

HUD number = Manufactured

UBC code = Modular

Home pictured below is a Modular home built in 1984.  This home was appraised by an appraiser as a Manufactured home then financing required the HUD number for closing.  This required a new appraisal and totally different financing with lower interest rates.
