Did you know that the Home Value shown on popular websites are based on an Automated Valuation Model pulling information from the entire zip code for your home.  These models use an automatic algorithm for all housing in the area based only on Public Records and price per square foot. This information could be incorrect for your area and not include your neighborhood specifics and/or your properties special features.  Perhaps your home is unique and doesn’t compare directly to the homes in your neighborhood.  This would impact the value of your home sometime significantly leading you to potentially leaving money on the table if you are thinking about selling your property.

Your real estate agent actually does a hybrid model utilizing the actual comparable of homes in your neighborhood, considers the current market, special features of your home and the current condition of your home/homes sold nearby. This is the most accurate valuation other than paying for a professional appraisal.  In the ever-changing market it is important to use experts in real estate to complete a Comparative Market Analysis (CMA) within the correct timeframe that will reflect your true home value.  Many of the automated systems are not reflective of the recent changes in the real estate market and how that is affecting your neighborhood.  It is also important for you as the seller to understand these numbers and the difference between the estimates from websites and a CMA completed by a professional.
